Massachusetts State Building Code7th EditionEffective Date April 1, 2007The 7th edition of the Massachusetts State Building Code is available at the State Bookstore, 436 Dwight St., Room 102, Springfield, Massachusetts 01103-1317. This building code is a stand-alone code for One and Two Family Dwellings. There will be a six month transition period where the owner/contractor may choose either the sixth or seventh edition to build by. There will be a space on the permit application to choose the edition. The owner/contractor must use the entire code he/she chooses. Cummington Fee Schedule
Effective July 1, 1998
General
All new construction, alterations and additions $.25/ sq ft
Residential accessory buildings, garages, decks, porches $.15/ sq ft
Projects not related to square footage $5.00/ $1000 of value based on a sound estimate of the cost of construction.

Change of Use & Occupancy (no structural changes) $25
Replacement of permit card or Certificate of Occupancy $10
Re-roofing/Siding/Replacement windows $25 minimum
In ground pool $30
Above ground pool $25
Temporary construction trailer $25

24 hours notice must be given BEFORE starting work
Inspections should be made within 48 hours of notification
CUMMINGTON INSPECTIONS
(minimum)
1. Footings-Foundation-Piers: After installation but prior to back filling. (Drainage
and damp proofing must be installed)
2. Rough Inspection: After all notching and drilling of framing materials, and
after rough plumbing, wiring and gas have been inspected and inspectors have signed
job weather card.
3. Insulation Inspection: After insulation and moisture barrier have been installed.
4. Final Inspection: After FINAL INSPECTIONS have been signed by all applicable
inspectors and departments.
5. Certificate of Occupancy and Use Inspection: An application for a C/O shall
be filed and the proper fee paid.
PLEASE PLAN AHEAD
The Certificate of Occupancy and Use may take 10 days to process.
CERTIFICATE OF OCCUPANCY AND USE
(minimum requirements)
1. Dwellings must have operable kitchen, bathroom and heating system.
2. All smoke detectors and heat sensors must be operable.
3. Safety features must be complete. (i.e. handrails on stairs and decks, proper
egress (exits).)
4. Certificate of Compliance for private septic system from the Board of Health.
5. Section 116, Controlled Construction Projects, shall have all properly stamped
and signed affidavits submitted with the application for Certificate of Occupancy
and Use.
